Hi,

I'm in a somewhat interesting position in which I have agreed to a share of the finder's fee / commission agreement, which requires a signature and a social security. I'm uncomfortable giving out my SSN and wanted to know if BP had any advice on the best way to proceed. Currently, the only workaround that I can think of is to form an LLC entity and use its EIN instead.

Any advice is welcome - thanks in advance.

@Aaron K. Thanks Aaron. I'm not looking in SF (partially because of the low cash on cash), but more the greater Bay Area. Maybe I'm being too conservative in my expenses, but smaller sized deals don't seem to have the scale necessary to support PMs.

Hi,

I'm looking at getting into my first deal sometime in 2019 and while I've analyzed a couple deals, my biggest hurdle seems to be finding how to manage the property while working 60-70+ hours a week. My biggest problem seems to be that the cost burden of a third party property manager would be too much for a smaller sized multifamily deal (3-6 units) to support itself. Is everyone just putting in the extra hours even after to find and manage these?

Any insight would be appreciated. Thanks.

Hi,

I am currently working in real estate acquisitions and had some questions on the broker's license requirements for California:

1) Has anyone been in a similar situation and successfully fulfilled the two years of salesperson experience with work experience in acquisitions? It seems to partially match what is deemed acceptable on the equivalent experience form.

2) If so, would I be able to complete the eight required courses and apply directly for the broker's exam?

Please let me know if this was not the appropriate subcategory to post this question.
