the condo has a lien on it there is some litigation from the last storm where a sub contractor did more work then they were supposed to and now the building won't pay the overage, overall its not the end of the world in the long run thus why a lender won't touch it, but might be a good way to get a deal and with a little luck come out ahead (or I may be dreaming lol)

May have found a deal on a condo (non warrantable) that the owner is offering Owner Financing, has anyone done these deals and have examples as a buyer fair terms. FYI 625,000 selling price. Pros/Cons as a buyer, of course will be a STR added to our portfolio.

I totally understand the risks but what I'm asking is once you've done a few deals the capital becomes depleted and sure DSCR loans are great but the 20-25% down is the question! I'm just looking to extend that money tree 🌳

Not sure of where to ask but since there is a such a wealth of knowledge here I figured I'd give it a try here.  When looking for a partner (captial,etc.) what is a good package to offer them, family/friend/etc, with no involvement other then backing?  Ty :)
