I've been doing this for 10 years and have never found any use for an attorney. Not sure why people like to give their money away to the only people legally allowed to lie in court??

I don't know contract law or my state specific laws when it comes to owner financing so I don't mind giving a couple hundred to someone who does. If you do know it then by all means write them yourself.

I also thought he was talking about the actual purchase contract (contract for deed or such), not the pre-purchase contract like you have written up. For that I agree, no need for an attorney, fill in the blank forms are easy to come by.

If you do it yourself make a note of which direction the floor/ceiling joists are running and what size they are. A quick peak in the attic and basement is all it takes. An engineer will need that info if you plan on moving walls.

Like Bryan said, see what everyone else is doing, and make yours just a little bit nicer. But don't over improve and when deciding on what flooring/fixtures/finishes in your price range, go for the most durable!

I've done it once a few years back and I might be closing on a house in a couple weeks that needs the floors refinished. Since I have so much other work to do on the house I'm going to get some bids on having it done and if I can hire it out cheap enough I will. Otherwise I'll do this one too.

Your right, it's not easy work and if someone's not handy and don't know what they're doing they should definitely leave it to the pros. If you know how to refinish furniture though it's pretty much the same thing. Only on a much larger scale with much much more powerful equipment.

When I did it before I was excited to do it and actually enjoyed sanding the first room. I enjoyed finally finishing the last one even more ;)

Removing her won't stop her from coming back, and I'd let him know that. It would also give you one less person responsible for any damages and such if things go bad in the future. Having said that however, if she agrees to it and your ok with it you can change the lease in any way you see fit. Easiest way would probably be to just have him sign a new lease. But again, that's only if you decide to do it.

Definitely get a security deposit with future tenants. Since you didn't get one from this tenant you have no leverage (power) in this situation, or any other situation that may arise. A security deposit isn't only for deducting damages upon move-out, it's also your leverage to (hopefully) keep the tenant in compliance with the terms of the lease or face forfeiture of those funds.

For now I'd just try to play nice and come to an agreement which is acceptable for both of you, some good advice has already been given by others.

It is against federal law to put anything in or on the mailbox. Also, check the soliciting laws in your area, you may need a license to pass out flyers. As far as worth your time, no one could tell you that. If you have more time than money then it could work for you, but you'll need good direct response flyers and a lot more than a few hundred, probably a few thousand before you start getting any decent leads.

I called a few local attorneys to find out price ranges for contract writing/review and title search. After a few that just gave me the #'s I had one that took the time to explain the entire process, give me several key points of advice on things I didn't even know to look for, and answered several questions I did have. Then told me to just call him back if I had any more questions he could help me with. Guess who's getting my money when it comes time to hire. :)
