You could make the offer yourself, but it helps to have an intermediary. Call an agent and they will do the paper work. The agent will increase your negotiating power x10 by just being "in between" you and the seller.

I hear Apex is very popular with investors and has a great buyer pool. Last time I looked prices looked a bit more expensive to Wilmington, but very similar. Nice!

The old real-estate saying is "You make money when you buy the house"

Usually you have to run your own ads, mailers, and/or know a really good wholesaler to find deals in a hot market like this. You're looking for a true motivated seller and those people aren't on the MLS most of the time.

Overall, you can still make profits but it takes more prospecting to find the right deal to make the numbers work.

It's way to far away time-wise to really start placing bets.

In my opinion, it would have minimal impact. People still have totally different wants/needs in real-estate estate and the location aspect of an investment can't be disrupted. Essentially, a self-driving car can't take away the fact that people want to live in different places.

Just my opinion.

In NC, there are specific laws for "infestations" and that may be in your state also. You'd have to check the laws and I wouldn't trust someones opinion unless they knew the law specifically.

To get people calling you: Blogging, PPC, SEO, are by far the most effective for me.

In general: Coldcalling, mailers, door knocking, and networking.

Turning primary residences into rentals has been my investment strategy since I started lol. Right now I'm working on finding a nice vacant lot to subdivide and/or a duplex.

Age old question, OP. You'll increase returns, but you will also increase risk. Very hard to default on a property that has no mortgage.

I door knocked for around a full year as a prospecting method when I first started real-estate. Out of all the door knocking I did (probably thousands of doors min), I got one listing for a small investment property. Also, the guy who owned it sort of knew me and by chance I met him while he was mowing the yard.

I'm not a fan of door knocking! Cold-calling has a way higher ROI.
