My cousin who recently passed away, was in the hospital for over a month. While he was coherent, he asked a buddy of his to watch his house for him. Fast forwarding to now the siblings of my cousin who is also the home owner would like to go in and go through my cousins belongings. However, the buddy that is watching the house is now claiming that he has lived there for months and will not let family members in without his approval and on his time. My question is, what is the families rights in this situation? Can they evict the 'squatter' out? What rights does the 'Squatter' have? And what would the process be if an eviction had to take place?

So I am 22 years old, have a baby on the way, and I'm honestly super nervous lol. I have 3 Rental Properties all Single family. 1 of which I'm moving out of as My Wife and I just purchased our first home. So I'll be moving out of my house (Half of a duplex, I do not own the other side) and renting it out. I also have another rental property that I'm going through an eviction process on but the tenant should be out no later than May. With 2 vacant Rentals and a baby on the way..I'm calling on the Real Estate Pro's. What should I and could I do next. I have potential tenants chomping at the bit to jump into a rental and also a high ball offer from the owner of the the other side of the duplex. 

His Offer currently stands at 19k (7K down+12K over the next 5 years @ 200/month) Properties in my area rent for 400month. and I bought my side of the rental for 16,900 and it is in far better condition than the other side. Help this young investor out. Huge Thanks!

Barry Thanks for your response! the 7K would be cash up front and the remaining 12K over 5 years. I own 3 other rental properties in Trona and have my primary home there. I work in the Plant, we arent going anywhere. The total price is a little high for the area but due to staying away from the bank and doing the deal privately. seems like a good deal, loved your feedback. thank you.

I have an offer on the table and a baby on the way....

I currently own 1/2 of a duplex, the other side is for sale, the deal is:

a private contract with seller, 18K total/6k down...payments of 200/month for 5 yrs. the property has a 425/month income but sewage and insurance would estimate around 100/month so profit only looks like around $125/month. 

Good Deal? Do I do it?

Hi, I'm currently 22 years old, I recently got married and even more recently found out my wife and I would be having our first child in August. My goal is to acquire rental properties and eventually be able to make a living off of them. I currently own and manage 3 rental properties that are bringing me about 1000/month for all 3 rentals along with having a full-time job in our local chemical plant. I'm seeking any and all tips and advice i could get from people who have walked these steps before, I want to be present in my marriage and in the growth of my children and I truly believe that real estate is the best vehicle for that. Feel free to give me any word of advice you may have. Thank you in advance.
