Thats fine and dandy. But this guy blew his brains out a year and a half ago in the bedroom, leaving a stain that outlines the bed. Thats on a whole different level for me. After reading the report, I would have driven home, packed a suitcase, and went to a hotel.

This is interesting. If it was me, I'd find a way to sue. I'd be beyond pissed off. I have no problem with someone dying. But for someone to blow their brains out in the master bedroom a year ago is way too creepy. And the fact that there is still a huge blood stain around the bed? Christ almighty, I'd have moved out already. Imagine when you pull up that carpet. Ugh.

Have you told your wife?

I was curious if anyone knows if any of the various offline mapping programs allows you to define a particular area, save it, and make various labels and tags on the map itself.

If anyone has any other good software they like to use, could they let me know? Besides the obvious Office products. Thanks.

I believe the signs that specifically say "Mentor seeks apprentice" or something similar and are usually hand written belong to Nouveau Riche. Its some real estate school thing that basically gets a ton of money out of you to teach you what you could learn free on the internet. I think its basically an MLM scheme. They've been banned from this forum as well I think.

Im just a noob too so take anything I say with a grain of salt. Im just thinking out loud I guess.

When you looked at the house, did you estimate the repair costs? Also, I have heard its a good idea to be up front with sellers about your intentions. Maybe mentioning a partner, without actually saying "wholesale". I dunno. I'd also like people's advice on this issue. I've also heard you should offer a low price, never what they are asking. Some even say you shuld be embarrased by your offer. :blush: Of course, thats assuming the guy is a motivated seller, and not just looking to make money.

Sorry I don't have any advice for ya. I also don't know if I'd trust my gut or not. I'd rather trust the numbers, which you should have done completely, if you didn't.

Good stuff. But you didn't say how you find that motivated seller to get everyting rolling. I assume you use one of those "we buy houses" signs/ads and wait for people to call you?

I'm just a noob but this seems weird to me. They are a)experienced, and b)a contractor and a broker. You are a)broke, b)inexperienced and c)credit poor. Why exactly would they want you? They apparently have money but want you to also put in money with them, while they find the deals? It seems to me, if I wanted to hire someone to train, I would use them for the grunt work, not invest.

Also, if you did work with them, would you lose your relationship with the other guy? Finding a mentor willing to actually train you, pay you, and let you learn from them is pretty damn valuable. I don't know if I'd risk that for these guys.

I'd have to agree with Mike. Unless the $700 rent is really low for the market and you can raise them significantly and still keep the renters, the cashflow is just not there imo.
