dcg123-that definetely makes sence, and it wouldn't be wise to close your eyes to other ways of investment if they do arise, thanks for your advise!

loki005-do you know any of those sites off the top of your head by any chance? or are there quite a few as to where i could google it and come up with a few to choose from?..that is a great idea to find properties though, thank you for that.

Flipper - the reason why i am waiting at least 8 months to invest is because my partner and i are saving as of this sec and by the 8 month mark we will have 130K to utilize for investment purposes.

Wheatie- i definetly agree about having documents in writing, my partner and I are great friends and have been for years..we have actually discussed this and neither of us would partner up with eachother without something written out formally...better be safe than sorry and have a document to fall back on!

In all honesty we would like to look into both(flipping as well as rental properties). But that is actually the first topic that i should figure out obviously, but we are not sure as to what would be the best move to begin with. Would it be a better idea to jump into real estate and start with rentals or begin with flipping? Or does it really depend on what we want to go with? I just do not want to jump in doing one thing and realize that we should have gone with the other...Do you guys have any ideas as to what would be more benificial to begin with?

Thanks for the replies, I do believe i will find this site extremely benificial. I am in Orange County so the market has taken a downturn. Forclosures everywhere, and I would love to aquire as much knowledge so that when I do invest i will do so in the correct way.

I am going to be investing with a very close friend of mine and are looking to invest approx. 130K. We are both just starting out so if any tips or thoughts are always welcome, haha..

Hello everyone, just wanted to stop by and introduce myself. I am new to real estate and for the time being i am just trying to aquire as much knowledge about it as possible before i jump into it. I plan on investing in approximetly 8 months or so given the market and the opportunites i find.

I've looked around this forum and it seems as though it has a lot of great information as well as great involvement from its members!
