Take the fear out of the equation and make sure the property makes sense. I would recommend you stay under $150k in purchase price so that you can make sure your cash flow numbers look better. Did you know you can use your 401k account (if self directed) to purchase real estate, just a though. I agree with Jon.. If you have to borrow the down payment you probably should wait to buy. Sacramento prices have come down and you can pick up a decent rental in our are for $50k.. really! That is 12,500 down (25%)!
