Thanks everyone for all of the encouragement. I have my first meeting with a possible private investor, I have rough drafted a business plan but since I am new was wonderiing if anyone could direct me to a sample RE investor plan..

I really want to buy and hold for the long term--but I am thinking the wholesaling in another state might be an option. California is extremely expensive. Got any advice for California?

Hi My name is Carla I am a real estate broker who has been away from the real estate business for several years. I was doing BPO's for about 4 years but have not done them for about a year or so. I am looking to retire early and have always wanted to invest in real estate. I am learning a lot already and have set a goal to get one property by Dec 31, 2013.
