I am starting to get very nervous that I do not have a cash buyer and enough money to put up for my EMD. The last buyer I spoke to said he was not willing to put up an EMD so I'm not sure if that is going to be a problem with other people I market to which makes me nervous.

None of been updated they are currently being updated so I have no comps to use.

So I found a property that is being sold rather cheap. I want to wholesale it, but there are no comps in the area. It seems as though the houses around this property that have been recently purchased are going to be updated, but not yet on the market. I would like to get this property under contract as it has potential for equity and the neighborhood is being developed. What should I do?
