Dan, I'm fairly new to real estate investing. 10 weeks strong and I'm in the proccess of closing my first home. What I would do is go to Zillow.com, research the area and what the homes are doing in that area. Find some comparibles to that property and put a number on it. After you get that number ARV (after repair value) multiply by .70 and minus estimated repairs. That will give you where you need to be. If the seller is requesting much more than that number that you know that you might not have anything. Not saying that this would be the case just kind of a rule of thumb for me. Hope this helps.

What is the process for getting this type of loan? It is not considered a standard or conventional, so do only select banks do this or do all banks have these funds to do these loans? Can you double close with this type of loan?

Ned, could you send me the websight that you use? I would love to take a look at it. I am working on a small budget just trying to get the most for my money. Do you have any other suggestions or other campaigns that I would be able to do on a limited budget just starting out? I really would love to pick your brain one day...... maybe we can do lunch one day........ after the REI Convention this weekend. If it's ok with you, can I give you a call?

About to start to market to Absentee Owners, I've read that alot of investors go through Listsource. Is anyone using a postcard or yellow letter mailing service? This is my first direct mail campaign and would just like some insight on what and who other investors are using.

Looking for a mentor in the Harford County, PG County areas. Looking to build a friendship with a mentor that has been in the business at least 15 years. I am motivated just need a little direction. USMC veteran, so I can follow instruction very well. I started out with Fortune Builders, Jumpstart program for 3k. (what a joke) I have most of the basic tools, I'm new to being an Entrepenuer/Business Owner. I'm getting leads here and there but just really need help to get my systems in place. If you're out there, and would love to share your Real Estate knowledge with a youthfull investor, to guide me and put me under your wing, please let me know. I don't have much money, so I just need help in how to utilize the little bit I do have in the right places.

MRIS is the MLS (Multiple Listing Service) here in MD. I am trying to get access to it without being an RE agent.
