Post: Zoning for rental properties

Hey BP, I just recently put a property on contract in Logan, UT. It is a 4 bed/2 bath with a basement that has a separate entrance. It is blocks away from the university there and unfortunately, it is only zoned for 3 unrelated guests. The frustrating part is that I’m one street away from the 4 unrelated zone. QUESTIONS: -Has anyone had experience being granted a re-zone for their property? -Is it too risky to roll the dice and rent out that 4th room? -If I rented the property to 2 married couple is that considered within the 3 unrelated guest requirement? I would put one couple in basement and the other upstairs. There is separate entrances. Any help is appreciated. Thanks!

@Jason E. Smith My plan is to buy a single family and live in it myself for 6 months while I am working.  There's a chance I might move again so I would want to rent it out after I leave.  So I want to make sure it produce decent cash flow after I leave.  What area within Greensboro do you recommend for a good buy/hold?

I am currently re-locating to Greensboro for a job.  I am interested in picking up some buy/hold properties out there, but have very little knowledge about the market there.  How would you describe the current market there? Any information that you can give me would be helpful.  Is there any realtors that you would recommend to show me the ropes?

@Doug McVinua  Thanks Doug!  That helps a lot.  I do plan on thinking more long-term since I am only 24.  I can see how San Tan could potentially be really good with roads being built in the future.

@Shiloh Lundahl Thanks for the response.  I have been looking there because of the lower price of homes and the potential growth.  I am making an offer on a home in Mesa, but homes seem harder to find within the metro area.  Haven't looked into the others.

I am looking into investing in rental homes in the San Tan area here in AZ.  I have heard that there is a higher vacancy rate out there.  Has anyone had any trouble/experience with this?

Hey guys, I am fairly new to this new world of real estate.  I have recently "caught the bug" of real estate investing and have been trying to learn all I can about it.  

I NEED YOUR ADVICE. So, I recently came across a fairly experienced investor who wants to go in a partnership together. His plan is to set it up in an LLC and look to acquire single family rental properties. We would go 50/50 on everything. Now you are probably wondering why he would need me as a new investor. His problem is that since most of his cash is tied up in other properties, he wants me to be the money partner. Since I am liquid, and have good credit, I could help qualify for loans and refinancing and make any down-payments if needed. Ultimately, the properties would be in my name while he would be the one finding the deals and doing most of the work as he mentors me.

Is there any red flags that are visible in this type of partnership?  And how do you ensure that you are picking the right partner? especially with all the sharks out there. With being ignorant of all this, I could see myself being an easy target so I want to make sure I am making the right choice.  Any advice is appreciated.  Thanks!
