Welcome to BP from another WV member! I had the same sentiment that there weren’t many “mentor” type investors in the state, but what I have found is they are out there, though hard to find. I don’t want to say WV is in the “dark ages” technology-wise, but I have found that many professionals in the area do not have websites, do not use social media, and typically do not leverage Internet-based resources to the extent you may be used to after living in other parts of the country . You may need to look to real estate pros/agents/brokers in Charleston to identify high-volume buyers or sellers, or people that they have worked with that may have more of a mentoring personality. I don’t know a whole lot about Charleston yet, but I’m trying to get more familiar with the real estate market in the south-central part of the state currently. Hello again, BP! 

Wanted to post here and publicly thank BP and all the active forum users that have helped guide me on my path to financial independence through real estate investing!

I've just caught up listening to the almost-300 BP podcasts, and through the strategies and success stories I heard there (and read in the forums here), I was motivated to obtain my West Virginia real estate license. I was able to line up a RE salesperson position with RE/MAX before I had even tested.

Also, I live in a tourist area in Central WV, so my interest naturally moved to vacation rentals. Again, because of the concepts taught on the BP Forums and Podcast, I have been able to creatively structure a deal that will be 100% financed, using a regional development fund to be junior lein and cover down payment, allowing me to use personal funds for business expenses and play defense against CapEx and Maintenance issues that may pop up. The deal is now in underwriting, which is AMAZING. So, thanks BP for the role you have played in helping me and my family get one step closer to financial independence!
