I have been doing my homework and narrowed to these two areas.  I live in neither, but feel I can find the right "boots on the ground"....  Assuming that factor and proper strategy being equal, are there any tips, pros/cons anyone can offer regarding one area out-weighing the other?

Jon Lee Its that "when the time is right" part that catches me up. I'm concerned that I don't know how to define that or what to look for and may miss it for not seeing it! Ending up in a perpetual SFR state! Nothing against it, but would be open to help/input of when to say when.

Anyone having enough experience to reflect and learned lessons, wish they'd started out differently than they did?  For example, knowing what you know now, would you maybe started investing in multi family instead of single?  Why or why not?  Any other countering data points that someone could take into account that may be contrary to "old adages"??????

I've been reading and listening and researching and analyzing..... But, something is missing.

....Oh yeah, the doing. 

I'm a bit anxious and don't care for the feeling. I'm hoping that joining this community will allay my concerns and allow/encourage me to take the first step....  and then the next... and next... and so on. 

Though I would like to get more hands on in the future, it seems that the turnkey route may be the best for my first investment.  Then, I can expand my knowledge, experience and comfort in parallel, eventually moving to other investment strategies.

So, bring the insights and guidance.  I'm counting on you!
