We are really looking for:

1. homes with 3 bedrooms or above - really interested in single family

2. ARV around $110,000 to $220,000

3. really not looking for it to be on a busy street or in a bad neighborhood

What an awesome story! It really is encouraging to see a success that happened so close to home! - May I ask your strategy for looking for properties on MLS? What type of properties to you target? an specific area?

Have you tried talking to those investors who buy homes and see what their criteria is or where they are buying?

I have not asked the criteria question yet - I will have to ask next time I go to the local milwaukee REIA. We are focusing close to home central Milwaukee county

To answer your first question - we mostly do direct mailing. We get our lists from the Circuit Courts website. We target evictions mostly, but we have done probates and pre-foreclosure in the past. We choose them because we are trying to look at landlords mostly.

The quality of the leads probably, on our letters we probably get maybe 5 calls a week and most of those aren't motivated to sell or if they are, they owe to much to property taxes - it's also really difficult to see if a property is a deal or just a waste of time.

Hello - we go to the local Milwaukee REIA group, but not very many people respond to to the properties that we sell. We tried to mentor with a couple wholesalers, but they didn't seem to have time to really teach us. The only thing we have been doing is bird-dogging short sale leads.
