We have been using 123 landlord since October, and the 2 years prior to that we used excel. We use the 123 landlord for both PM and book keeping. I believe it is free for the first couple of doors. We currently have 15 doors and just started the online payment for tenants this month. At this point we dont have any complaints, we looked at multiple and chose 123 because it was free at first. i believe there are several that give you free trials or at least free for the first couple of doors. My suggestion is to try several out at the same time that are free.

Im considering starting another venture that will require 1-5 employees the first couple of years and im wanting to streamline some of the back office stuff so I can focus on generating more business. From looking at the paychex website they offer alot of services but I think i would only need it for the payroll and maybe the sales tax services. TIA

it's just a safety enticement for buyers. I wouldn't turn it down. If an AC or any appliances need some repairs it will be well worth it.

We have been using 123 Landlord since September. I'm still learning it but I like so far. Easy to input oayments, expenses etc. it has a lot of different ways to run reports for each. You can make tenant notes, save documents pertaining to the unit or tenant. It's kind of a one stop shop. We have 4 homes and a 9plex under one company so using excel was getting to be cumbersome to see how each property was performing as well as the company.

I know there are alot of checklist and notes apps out there but it is hard to tell what they are all capable of. Im specifically looking for one that i can build checklist templates for tenant move ins and move outs so i dont miss anything or skip a step. My thoughts are i can have my 4 checklist built and saved in the app and when a tenant moves out I walk in the door open one of the templates save a new version with Unit # etc and begin following my checklist. I dont want to have to reinvent the wheel each time.

I  initially created what i want in excel but i know toting the paper along will be the down fall.

What ways are you using to track communication with tenants ie. Complaints maintenance requests, late payments, reasoning for late payments etc. Im currently not tracking this the way I feel i should be most especially for use down the road to jog my memory or protect myself. definitely don't want to remember something incorrectly

Thank you both for the info. I will check into true rent. I don't think I will be collecting rent online anytime soon, I don't know believe that most of my tenants would've capable of paying online. That is good to know about the main use of PM software.

we currently have 4 SFH's and a 9 plex with potential doubling the unit count in the next 6 months. We currently track all financials in a spreadsheet, each house separated by tabs and the 9 plex combined on one time with a breakout by unit. All are under the same LLC. Tax time is a breeze. The system works fine for us now but with the potential of doubling are unit count I want to have a new system in place if needed.

What are some good options out there, and what are the pro's and cons? We both have full time jobs so real time on the move access would be nice to have.
