Although I've had experience with Residential and small commercial flips and buy/hold. I'm working on evaluating a commercial property in Salt Lake City and need a more experienced commercial investor to help me in determining the value of the property and what to charge for rent once its redeveloped.

Cash flowing rental in a decent neighborhood located on the east side of Rochester. Currently assessed at $52,000. Walking distance to Winton Ave shopping and bus lines. Almost a 25% cash on cash return. Property has a tenant and property manager in place. Current C of O good until October 2018. Electrical updated this past year. Roof will need replacement with in the next year.

In Rochester, NY the REIA has several sub groups 2 of which are landlord related which might be an idea for UVREIA.

Hi Carlos, I would recommend having a great attorney who specializes in RE look over the contract with a fine tooth comb especially if the seller is an experienced investor. Also, you may want to set up the bar and the property as 2 separate entities, again a good RE or business attorney can advise you best on this and you may also want your accountants input. Good Luck, we need another watering hole to warm up in during these frigid days and nights!

You can also go to the local farm supply store and get a solution used to clean barn stalls. Test a small area first, but I've had success with this on some tough rehabs over the years. The floors will need to be re sealed with a coat of poly or 2 afterwards. Best of luck!
