Congrats. That is a great way to get started. I bought my 1st house and lived in it for 2 years. When I sold it I bought another house to live in plus a 5 unit apartment building with the equity from the 1st house.

When I have a tenant that I like in all other areas but they have bad credit, I charge 1st month, deposit as usual, plus last months rent. If they are able to come up with that, then they know they have a lot to get back when they are ready to move out and have always been good tenants for me.

Hi,

I'm not exactly new to REI but I am new to BiggerPockets. Looks like a great place to be, and I hope to get to know many of you.

I currently own 4 units (one of which we live in) and have owned 7 others in the past. I have always believed Real Estate is the best investment there is. I bought my 1st house in 1988,

I am looking to purchase more rental income properties to supplement my income when I can retire in 5 years. I like residential apartments with 4 or more units.
