I am still working on getting my first deal under contract and while I was going over docs I may/may not need I became curious if I would need to submit a seller disclosure statement when I bought or sold a property. Is this only required for realtors? I got this form from the Nevada Division of Real Estate and it wouldn't be a major problem to have a seller fill out when I am getting a contract but for me to fill out as a seller could be risky as I have NO KNOWLEDGE of the property and wouldn't be qualified to accurately disclose anything.

This may differ by state and I am in Nevada but all opinions are appreciated.

Just so I am perfectly clear on this subject. Are you discussing owner financing when they own the property outright? The way it was explained to me by my realtor was that that would be the only advisable way to do owner financing (ignoring the SAFE Act, which wasn't discussed). He said that if there was a mortgage on the property that I would be exposing myself to the risk of a due on sale clause.

What type of experiences have you had with this?

Finding those sellers is my main concern for the immediate future. Since I am so new I have to rely on the advice of others and go with the bandit signs and a letter campaign as my initial method of locating sellers. I am certainly not expecting the 10% conversion rate that is often sold but I am curious to see what type of response I get.

I am new to wholesaling and am about to make my first order of signs and leads. Today, I spoke with the host of the local REI club, who is a realtor, and he all but told me not to bother. He said that our area has been so ravaged by the recession that finding a seller with equity is just not going to happen. I asked how this was different than any other cities and he said the Reno area was just hit harder than most. Despite being a very nice guy I got the feeling he was looking down his nose a bit at me and my naiveté.

This news took the wind out of my sails a bit. Before I invest $$ in marketing tools I was hoping to hear from any of you that have been successfully wholesaling in this market. Thanks for your replies!!

After checking my local municipal code it appears that I will be able to put signs up for no more than two consecutive days. I am JUST starting out (haven't even ordered a sign yet) and am a little put off on the effectiveness of bandit signs after reading this thread. I am looking to get leads on motivated sellers and am still fuzzy on how to get these mysterious "lists" that I keep reading about. I wouldn't mind doing direct mailers but I don't know how to get those contacts. Any help is appreciated.

I just want to introduce myself to everyone here on the forum. My name is Tyler. I am currently working as a full-time firefighter and living in Sparks, NV. It is a small town connected to Reno. My wife and I have two young children who take up most of our time (and patience!!) but in an effort to secure a better future I am attempting to learn as much as possible about investing in real estate.

We have owned several homes in the past, including one rental that I made every mistake in the book with. My background with real estate is fairly limited beyond what the average person can learn from buying and selling via retail. I have been listening to Sean Terry's podcasts and like what I hear so far but remain skeptical. I am truly here as part of my diligence before committing to this effort.

I appreciate all of your insight and hope you will be patient with my many, MANY, questions! Thanks!
