Investment Info:

Single-family residence buy & hold investment in San Antonio.

Purchase price: $205,000
Cash invested: $40,000

This is our first investment property, we got lucky that we had renters lined up before we even purchased the property. It's a hot market and hard to jump in but proud that we got our foot in the door.

@Alex Craig what do you recommend as a good resource to understand the tax benefits of depreciation? With this being our first SFH investment all the numbers we've run are based on the BP calculators and what our realtor has given us as comps in the area. We're naive to the tax benefit side of things. Thank you!

@Clarence Stevens thanks for your thoughts, we’ve been leaning the same way but hadn’t thought of it in the same terms of “can you do better with your money than the interest rate”. I really like that perspective.

We're really excited, we're under contract for our first door in San Antonio!!  We didn't make an all cash offer for this rental property so now we're debating whether we should funnel money at the principle to pay off the property as fast as possible or is it actually better to just deal with the interest since we'll have a renter paying that for us and funnel the cash into a second door instead?  

Thank you for any insight and lessons learned.

We're jumping into the San Antonio market as well, definitely seeing low likelihood of cash flow.  Focusing this investment on an appreciation strategy.  Nice to see all the comments are in line with what we've noticed in our research over the past few days!
