This looks absolutely amazing!  great job!

When I am buying in an area for the first time I create an avatar.  There is a lot of information available on who lives there to understand who you are targeting.  By looking at this information it will be a lot easier to set your standards accordingly.  This has saved me a lot of trouble.  I had a hard time renting a place in a C area as i was looking for an A+ tenant.  Brought me back to earth!

I really like the Credit karma app.  it recommends things based on your credit profile and you can see scores from two bureaus for free.  No hidden fees.  This is a great solution

Most of the money out there like you describe is for owner-occupants. House hacking sounds like a great idea if you plan on living in the property at least a year. Keep in mind if you do an FHA loan and move out after a year, you cannot do another FHA loan until you refinance that one (or sell it).

@Kelli P. I started full time in Detroit 3/1 of last year.  It is a very tough market unless you have an amazing team.  I have been buying homes recently from out of state investors who were lured here for the prices and learned a tough lesson.

Build your team first.  I overlooked this component because I was here and thought just by being here I could oversee it.  Your boots on the ground will really help ease you into a market like this one.

@Benjamin Williams Anytime I read someone talk about not having money I tell them to read The Richest Man In Babylon.  Apply these principles to your life before you do anything else.  

You can do both for sure.  You don't have to choose.  You just have to be a good steward with time and money.

SFR. I primarily fix and flip and my systems and belief system is limited to that. Typing that why was tough because I would love an apartment and my beliefs have me staying at the SFR level.

Time for me to think differently!

Welcome to BP!  When I buy from a wholesaler I always verify the information myself.  That said, I love seeing a detailed SOW with an estimate.  The closer that is to the truth the more likely I am to buy from that wholesaler.  I am assuming you are good at it since you do it for a living, so with a minimal time investment it is a way for you to separate yourself.
