I'm not an agent, but I think that if you were to ask around and poll people who have recently sold their homes, or those who sell homes often, what would make the transaction even smoother and more convenient because of how much time or money it cost them to eventually sell the home is a great place to start.
You might ask in a way of what was the best thing about selling the house, or what was the worst thing about selling your house. People tend to remember and focus on what was the most difficult and painful, so if you knew that going into it, being able to present an offer that would highlight the pain that could be avoided by your specific deal structure might be enough to tip the scale to your benefit.

@David Cerny good to know. It seems the sellers backed off after we asked too many questions. Almost like we were going to discover that for ourselves.

The sellers are pretty motivated though, and if you wanted a connection, your local status might held a favorable opportunity.

I am hoping to connect with investors with experience and knowledge for a property my brother and I are interested in purchasing. We do not live in Hawaii and we cannot travel due to the global pandemic. There may be a lot to cover in just an email or response, so I would be open to fielding some DM's.

Situation: The property appears to be zoned Residential Agricultural, and the current residents live in the building without city power or water. They have solar panels and generators to power the house and appliances, along with a water catch. The property also appears to be a modular type construction and stationed on small pillars without a concrete slab foundation, and I don't know if this is typical for the area.

I am really just looking for some guidance and resources to figure out what the costs and how to learn the process it would take to get the property connected to the city power supply and some other local infrastructure information as to what is expected by home owners in the area.

My brother will be reaching out to the title company on Monday to try and gather some relevant info and resources, but any information that could get us closer faster would be a huge courtesy. Thanks in advance!

@James Hamling I like the breakdown and getting very specific on the actual investment return. Tracking key performance indicators is essential to know if your efforts are well placed. I learned that everything that is tracked improves, and of course I want to know what can make the biz more efficient (=

Your assumption that I was spending 30 hours a week on this first deal is enormously out of proportion! I suppose I didnt disclose how many hours it actually took me or what sort of time investment I had made. So here it is...

Because I was still working full time (50 hr/wk), I could only squeeze out 10 hours maximum per week. Often it was less because of life events and obligations.

I would bet that since purchasing the course: All the study time, implementing ground work steps to set up systems, driving for dollars and all the miscellaneous phantom time expenses. 8 hours a week would be 96 hours. To make simple math and use found numbers... if it took me 100 hours, I think that works out to be just over $280 xhr.
