Thank you @Andrea M. I'm not sure if they collected a pet fee. I spoke to her about repairs and the annual lease. I'm not sure if she has other means to pay. I will go to the local office.

Thank you @Edwin E.. The home has the original hard wood floors. The tenants 3 pets (Pit bulls and boxers btw) are stored in one of those rooms with wood floors. I'm not trying to be greedy. I was considering repairing the floors and I didn't think it would be smart to invest that money without having a pet fee. But hey...that's why I'm here to learn. :-)

Hey Ugochukwu,

Thank you so much. I've been on the fence for a while and I just decided to go for it. Luckily the auction I was participating in had a large lot (24), so I kind of just slid in with a small bid and no one was paying attention. :-) I would be making the repairs just because I want to. The inspector has already come this year. I don't know why it was approved, but I'm new to all this. The tenant has tried to do a little work herself. When the previous owners went bankrupt, they stopped making repairs.

I agree, I think the new improvements would be a reason to include a pet fee.

I'm very excited to get started. First check, next month.

Hi Everyone,

I purchased my first rental property, all cash, at an auction in April. 3 bedroom, 2 bath, 1738 sq ft. After closing, my total purchase price was around 8,600. The property has a Section 8 tenant, rented for 700 on a month to month basis. She has been in the home for the last 5 years. There are some repairs I would like to do such as replacing cracked countertop (tiles missing), painting, new toilets and sinks. How do you make repairs like this with tenant living there? Also, she has 3 dogs. Not ideal for me. Can I include a pet fee in the new lease? Suggestions please
