All banks lend on real estate (homes, buildings, land, etc.). It seems like most banks do not lend on notes secured by land. If anyone knows of lenders that will lend on notes, let me know...thanks.

The day will come probably in 3 or 4 more years where banks will be lending money to about anyone. In the meantime, people need to be creative to finance real estate deals.

Banks are extremely tight right now on many asset classes. From my experience, lending is very difficult currently on investment properties, vacant properties, and most types of land/development projects.

There are a bunch of exchange sites. The most popular is www.ree.com. The problem with many of them is the seller is unrealistic to what they would exchange for, and the prices tend to be a little lofty. The key is relationships. If you build a strong group of people that actually do deals, then time is better spent.

The implications of a much higher cap gains rate on the commercial side of the business is hard to quantify. Cap rates are rising as we speak throughout the country and the uncertainty does not help.

I agree the best medicine is to work hard and it will all work out. Also agree on the opportunities present in the market.

Currently, Obama's financial advisors have stated that the high end tax bracket will go up to 39+%. Does anyone think this high end tax bracket might go up to 50%+ or more?

Over the past 4 years, banks were lending non-stop to anyone breathing using no doc loans at high ltvs. Now market prices have fallen, ltvs are more stringent, and now banks are hesitant to lend. Go figure a bank's mentality.
