I buy all my domains from Netfirms b/c they're the most cost friendly and I've always been pleased with their customer service. I like iPage for hosting which has also been exceptional in the customer service dept.

As far as building a site -- I strongly recommend using a database like Wordpress or Drupal (I recommend Wordpress). These databases make building a professional-looking site a cinch -- including setting up effective buyer/seller marketing pages. Your host will be able to up your database. From there, it's just a matter of adding content and functionality - the options with these databases seem endless as far as functionality goes.

Hello Philip. After finding out who actually owns the house, I like to get a profile of the owner's financial situation with the property before contacting them. I look up property taxes online [available in my market] to determine whether they owe back taxes and, if so, how much --owed back taxes can be a major motivator to sell. I'll also look for any trust deeds in the public records [also online in my market] to determine whether the owner owes (or likely still owes) money to a lender. If it looks like debt exceeds value, then you know you're probably not looking at a good wholesale deal. I'll also take a look at the last deed transfer - if it's very recent (within the last year or so), and there's no financial issues, I'll think twice about pursuing the property, since the likelihood of the owner wanting to bail on a recent investment is slim. I hope this helps.

Hi Chris. As you mentioned, BP has all the information you will ever need (and if you can't find what you're looking for, just ask!). That being said, a fella by the name of Michael Jake has some really quite good 1-2-3 wholesaling tutorials out on YouTube (no plug, just found them helpful when I was starting out). I would suggest watching those videos and then coming back here to search for the answers to any specific questions you might have. Best of luck!

I've tried online apps and computer docs. to organize and keep track of my goals but, for me, there's no substitute for the good old fashioned yellow pad of paper I use. The advantages for me are:
1. The goal is really burned into my subconscious when I take the time to write it out
2. I can easily access the page(s) where I've written down "WHY" I want to accomplish a particular goal, so if I get off track or start procrastinating I just flip a page and my motivations are all there
3. I leave the notepad somewhere where I'm sure to see it the next day - so I can see my goals first thing in the am, or when I go into my office, or when I eat breakfast, go to sleep etc. -- depending on where I leave it. This way I don't have to count on me opening an app or getting on a computer -- the goals are there for me to see whether I like it or not
4. It's extremely satisfying to physically check off a completed goal. It also builds motivation and confidence to see an increasingly long list of written out and checked off goals
5. I can use the same pad to quickly write down new business ideas and goals, etc. as they come to me - not only does the notepad conjure up good motivational feeling, but my ideas, goals, etc. are easily accessible at any time
6. The yellow stands out more than white

Highly suggest giving it a shot.
