was it difficult getting the loan if someone wasn't already living in the unit? 

I'm brand new at this so please excuse the newbie questions. 

I am looking at purchasing my first rental soon.  Still looking at properties.  I had a friend purchase a 5 unit apartment building and had no issues from her lender due to 3 of the 5 units were occupied.  It had a positive cash flow coming in already.

Hello everyone! I'm Bryan Wilson and I just recently decided to jump on the real estate investing wagon. I am excited about the journey and so far I have read so much useful information that it makes me even more excited to jump right in.

I'm 45 years old living in Des Moines, Iowa. I've been involved in the fitness industry for the past 20 years and although it is my true passion, I was looking for something to challenge me and real estate is it.

I have friends and family that have done flipping in the past and they enjoyed it so that is where I'm going to focus my energy on. I know there will be some tough times ahead in learning from the mistakes I will make but I think that's part of the journey.
