@Samantha Lochridge If you're talking about Jackson, TN that's a great place to be investing! Y'all are going to benefit a ton from the Blue Oval plant. As far as the price point is concerned it all depends on how deep your pockets are and what your risk tolerance is. Personally I like the nicer areas so that may put you in the 2-300k range there, I don't know the ins and outs like I do Memphis. I wouldn't worry much about the schools, people will live where they can afford to live but more importantly where they feel safe and comfortable.

 Parts of 38109 can be pretty violent, especially around Third Street. I have been told not to drive on Third Street at night.


 I personally don't invest there for that reason but you're correct, stay away after dark.

@Austin Dias welcome to the forums! Personally I'm a fan of long term rentals simply because they're more passive and consistent, I've heard great success stories with other methods though. I work with hundreds of clients in your exact situation and they tend to like the southern/middle part of the country because you can get in high quality areas for under 300k a house. That is a little on the high side for a rental in that zip but certainly obtainable. If you're east of 3rd st I'd try what @Greg Felt mentioned, lower the rent $50 give it another 2-3 weeks then do the same thing again if needed. You shouldn't have any issues getting $1200-1300 on the low end for rent here, but I don't know the neighborhood etc.

@James Figliozzi I commend you for doing your homework and getting ready to take that next step. I would recommend doing both in order to find the best deal for you! I'm located in Memphis but operate in several markets in the southern/middle part of the country (including TX).
I work with hundreds of investors just like yourself and they like these markets because you can invest in high quality areas that are still sub 300k.

I currently do the management myself but most of the time there is not much work needed. I guess it will be 80% passively 20% active?

 If you're finding the properties and managing them yourselves that's very active in my opinion but I agree with you overall it is passive when you're in high quality areas because it doesn't take too much of your time. Dallas is a great market for future growth, it's a little tougher to cash flow because of the taxes but I recommend all of my clients to invest there. Be careful with the foundations, the soil is sandier so it's common for shifting to occur which will affect the plumbing.

@Ahmad N. Welcome to the forums and congrats on the first post! You're on the right track, I would definitely advise contacting a local agent or company that knows the ins and outs of the city before investing. A few things I consider are median home price, median income, taxes, insurance costs, job growth, population growth, weather and ensuring it's a landlord friendly state. There are certainly other items that go into the decision but these are a few. I live in Memphis and have had a ton of success here as well as Dallas and other markets here in the southern/middle part of the country that meet the criteria you're looking for.

@Eric Lewandowski are you using leverage to purchase? There are certainly people who succeed with section 8 rentals but there is more risk with the clientele you're working with. @Jason Allen used a great analogy. Piggy backing on that there are certain condition requirements section 8 will require in order for them to pay. In my experience the residents don't take care of the property. On several occasions when section 8 does their inspections they've required me to fix several things the resident broke and if I didn't fix those items then they wouldn't pay me. That would happen time and time again so the effort involved to keep up with the property, resident and section 8 wasn't worth my time. Again there are plenty of people who succeed but if it's your first real estate investment and you're leveraging I wouldn't advise going that route. I'd focus on nicer areas where your rental clientele isn't as risky that way your experience will be much better.
