I have certainly had my bad luck with contractors. Just make sure that he has all of the proper licensing and insurance, and that you have a proper contract. It's a good idea to start out on a smaller project like that and make him prove himself before getting into a bigger job. I'm curious how it all turns out, so let me know!

Have you looked at the comps in the area to see if they have LVP flooring? If most of them have carpet then I would probably just keep that, depending on how bad the carpet currently is. Typically, the highest ROI renovations are kitchen and bathrooms. The only time I have provided a receipt to a buyer is for the roof after it was just replaced, and they were mainly curious about the warranty. Hopefully some of this helps you, but without knowing your specific market and neighborhood it's hard to say on some things...

I'm a real estate agent in Augusta, Georgia and an investor myself. I am really trying to dig into creative financing techniques to not only help in my own investing journey but to better help my clients. I was wondering if anybody could point me to some good resources to really start learning more about this. (Youtube channels, books, groups, etc.)

I'm a relatively new investor, and earlier this year took out my first hard money loan on a flip. The closing costs for the loan ended up being almost $9,000 on a $70,000 loan. I'm wondering if this is typical of hard money lenders or if I just got screwed (they are a reputable company). I would like to go the hard money route in the future but if those are the typical closing costs then it makes it much harder for a deal to pencil out. Thanks for any info that you can tell me.

I have learned INFINITELY more by actually doing then by researching. It's easy to hear someone else say that you need to have a written contract (even with your closest friends) but think that these people wouldn't screw me... until they do.
