@Andrew O. Any good ideas on how to calculate market saturation? IE what’s a good number to base by?

Looking to get a general consensus on ROI for building new storage units. Looking at the prefab kits, 100-120 units.

Understanding that it this is different the state by state, but interested to hear the pros and cons for people that own both multi families and storage units. What are/were your biggest hurdles with storage units so far? And do you find they are more income producing than smaller multi family units (under 4 units)? Which do you prefer managing? Which do you find have less maintenance?

I’ve basically thought it through and leaning towards just a $25 increase for 6 months, and another $25 at the 1 year. So $50 tots for the year. The tenants are great and I’d rather keep them than push them out for a turn over.

Purchasing my first MF property in January. It’s a triplex. Current rents are way below market value, at $1025 currently and going rate is $1250 for the area.

Would it be too much to bump rents up by $75 every 6 months until up to $1250...? Tenants are great. Just not sure what’s reasonable for increase in rents.
