Hi Dan,

That is very frustrating there are no protections against old tenants doing that not just once, but multiple times. I'm curious to what type of renters insurance you?

Hi Krystal,

Hope you're having a good day so far! Don't be too discouraged yet - sometimes it does take time to find the right tenant who will commit - especially in a small town. I'm not sure what your process is, but online rental applications usually eliminate the incomplete and untrustworthy candidates so to speak. You've had showings which is always a positive sign - maybe consider doing some of the old tricks to make the house seem more like a home when you're showing it off. Even without furniture there are lots of way to instantly make a showing more appealing to people. For example, you can light candles to make it smell good, put towels on the racks in the bathroom, or put a vase of flowers in the kitchen. 

Your pictures and listing looked pretty good to me - I'm guessing you probably don't have pictures of the house in the spring/summer, but if you did, those would be good to add as well!

Best of luck! Sometimes it's a good thing to wait for the perfect tenant to come around.
