@Adrian Tilley I've been MIA in the wholesaling scene for a few months focusing on our rehabs so I haven't done much updating, but we will be diving back into it over the upcoming weeks so I'm sure I'll have some updates soon!

I plan on adding construction applications for quoting rehabs as well as a more robust project management app.

I'm sure I'll update this post when they come about and I'll tag each person in this thread.

What day of the week works best? Thursday's have been successful in the past. @Ryan Mullin @Stephen Barton 

We had 25 people attend last meetup. The training room was a little bunched so I think we will have to stay in the main lounge area this time.

@Stephen Barton  No toes are being stepped on lol Feel free to give me a call. The group originated about a year ago because of BiggerPockets and is focused on opensource information and training so many people are very open with how they run their business and I share most of my resources and systems.

The plan was to host an event the third or last week of this month.

Alpine Capital will be doing theirs on wednesday of the third week of October so it may be best to plan for the last week.

Sub 7 holy cow... You tell me what C neighborhoods you want properties and I'll sell them to you at 9% all day! I'm passing deals up because they aren't 12%+.

I agree with you on Irvington. It still has several questionable areas.

@Elio L. you asked at the right time =] I just compiled a bunch of stuff I put together over the last year for our Indianapolis meetup. It should be helpful for most wholesalers but even more for the local folks in Marion County.

I haven't updated the Podio app much, but I have made a few updates.

I'll see about throwing the update up soon and will update this thread.

I created a construction app and time card sheet for it. I'll be focusing more time on it as well.

That really depends on how you go about buying the houses.

Buying B-C Turnkey in my opinion would be 8%-11%

If you buy prehab turnkey then you'd be more likely to find the 10%-12%

The problem in B neighborhoods here is that it's a sellers market right now in Metro Indianapolis which makes deals harder to find and makes your CAP go down.

The C neighborhoods are still popping ok. That's where I'd focus (and will be over the next several months).

JHP D4D Walk-Through

That will help you define what neighborhoods are B-C.

'My' view of C neighborhoods is any rent rate for a SFH $850-$1100/mo. You'll find places spread throughout that pull those rents.

B Neighborhoods would be $1100+/mo and you're probably looking at houses $150k+ (again in my opinion for those who debate)

I'd consider my house in a B neighborhood and houses here sell $160-$190k in Fishers.

I feel Lawrence is a great C area as well as spots in Irvington and Greenwood.

The law says that no unlicensed entity can receive 'any' considerations due to the purchase/sale of real estate.

That means gift cards, credit points, discounts, cash, etc at closing.

Like @Dev Horn says if you pay a flat fee for each lead then that isn't a consideration for closing any transactions and it would be strictly lead generation.

If somebody brought me a deal and I closed on it before paying them If I was fearful of paying them for it bc they were unlicensed then I think I would simply give them the option to have money out into a marketing campaign for them to manage.

Like buying 1000 direct mail letters with their information on it bc that would be you putting money into marketing vs giving a consideration. (In my opinion)

I feel the best way to go about it is to take a different route if you feel uneasy about it... There are a million successful strategies out @Stephen Barton which don't involve the thin line of what's legal and not.

Since you already bought the signs I'd recommend not putting them in areas like Hamilton county where all the attorneys live lol
