@Taylor Giles You're wise to be cautious Taylor...NO, it's not irrational!!  I've walked into plenty of scary situations scouting properties and even with my own flip properties and dealing with evictions and rentals!  I try to take a male friend with me when my intuition warns me to!

...another point. REI and real estate sales as an agent are two COMPLETELY different worlds and mindsets! Getting your license can be a blessing and a curse, so keep that in mind as you plot your journey. ;)

Good luck to you, you've made a great decision to invest in real estate!

Reach out anytime! ;)

Thank you Bevla! That is something I'm not looking forward to.. I know an agent through friends who just got shot in Salt Lake who was evicting his tenants. It's sad it has to be like that.

I appreciate the advice! I'm so new to this whole new world of real estate. I love a challenge, love working with others, love creative problem solving, love marketing and networking, and of course, I love houses. Oh and making money ;) I thought getting my license might be a good first step because I really don't know how else to get started.

I think your safety concerns are very rational and unfortunately that is an obstacle we must overcome. I've had many of these conversations with friends and peers about best practices for private showings and meeting potential clients. For me, I carry mace around and whenever I feel uncomfortable (women's intuition) I excuse myself. I turn on my GPS on my phone so some of my close friends know where I am and how they can get a hold of me. Mind you, these circumstances are on the rarer side but our gender us make us vulnerable to situations as such where men only want to talk to you or "sell their house" with you because they think they have an opportunity to be with you. Another helpful thing is that I Google the address of the properties I search, owners, etc. to see if there's certain criminal info I can find about it.

When I first started in my career I used to brush off these advances and say that's part of the job but now I have learned that my safety, wellbeing, and mental wellness far exceeds the financial returns of any of these potential deals.

Good luck and please reach out if you need anything else! Always happy to help a sister out!

Wow! Thank you! Doing a little bit of background checking beforehand is a great idea! Thanks for the tip. And I will definitely be carrying mace with me as well. :)

Hi Taylor,

Your concerns are completely rational. When I look at a house, I text someone the address and the name of the person I'm meeting, and then text them when I am out. I also only meet people for the first time during daylight. Prospective tenants have to text me a pic of their driver's license before I set up a meeting. And I only invest in neighborhoods that I feel safe in at night.

If you get your license you will be working for a broker- when you are picking your broker, talk to them about what they recommend for their realtors. I bet there are options we aren't even aware of.

Thank you Amanda!! Good tips I need to make note of!

Hello!

I'm a stay at home mom, daughter is 8 months and I've been interested in getting my agent license for awhile now. I love researching, marketing, networking, etc.

I've found many homes for friends and family over the years to just refer them to an agent and the agents got the commission.

I want to get into investing but am getting my real estate license first to get my feet wet and to also have an advantage when we buy out first home here soon.

The one thing holding me back is the safety aspect. I've volunteered with sexually abused and trafficked women so I've heard story after story. I'm a petit, 100lb girl. I'm nervous doing tours with meeting with potential clients. Is this irrational?

Any advice would be appreciated! :)

Hello!

My name is Taylor Giles

My husband and I got married in June 2017 and we welcomed a little girl into our world 8 months ago.

My husband is a nurse at a Phoenix hospital and I'm a stay at home mom right now.

I have lots of interests that I feel will benefit this new journey I'm about to start with Real Estate. I'm a bit of a jack of all trades.. Photography, social media marketing, digital design, networking, volunteer/community events, research junkie.

I've always loved researching houses and have found many homes for friends and family members over the years, with no intention of ever getting paid for it. But now that we are starting our family and I am able to dedicate a lot of time building something, since I do not work, I think this is perfect route.

I am starting real estate school in two weeks and trying to figure out my plan from there. I'd love to shadow an agent and an investor to explore a bit what each is about.

Thanks so much for this AWESOME resource!!
