I am close with a good agent in TN, so I'll have to explore more with them as to what is possible in the area. Thanks!

@Taylor Gardner Why do you want to invest in San Diego? Have you considered investing out of state? Your money will go a lot further outside of SoCal. I have lived in San Diego for almost 4 years now and I own real estate (or have invested in real estate deals) in 4 different states outside of California.

Also what are your goals? Its tough to chart a course if you don't know the destination...

I actually grew up in middle TN, so I've heavily considered investing in that area (although it has been crazy lately). I wouldn't mind having rentals, but initially I think doing more of house flipping is my interest. I know I have a lot to learn before getting into it, but that is what I'm leaning towards

@Taylor Gardner Like you, I am in the same boat, except I have $0 saved. From what I learned from a post I posted yesterday is that 1. how much knowladge you have? 2. Find a deal 3. find a partner/investor. with you it'll be easier because you will have skin in the game (unlike me). Besides selling a deal to an investor, you will also be selling yourself so I recommend you start with education. Read REI books, watch videos and listen to podcasts. Get familiar with the terminology and different kinds of investments and pick what you feel you will be comfortable with (flips, short term rentals, long term rentals, BRRRR, buy and hold, etc.) its a whole new language you have to learn. You Got This!!

I appreciate it! I"m going through the How to Invest in Real Estate book right now trying to educate myself

I don't have a ton of money to work with, (roughly 25k saved), and am new to real estate. I would love to invest and build my wealth through real estate, but I'm not sure where to start with the amount I have in this market. Any advice on how a beginner investor can get in at this price would be much appreciated!
