I'm going to have to agree with Thomas on this one. If you're interested in investing I would suggest not buying a personal residence in the Bay Area right now unless your losing a lot due to really high rent. With the prices we have here I've seen people get totally cleaned out having to compete higher and higher to purchase a home preventing them from investing. When I work with home buyers who have no interest in investing that's a different story. Everyone needs a place to live and if they don't want to invest I think it's a better idea to purchase a home then spend all of their money on rent. At that point at least they are building equity and getting a tax break.

@Jonathan Greene Thanks for the insight. At least for now no one has to worry about me taking any of the best deals for myself lol but I definitely see your point. 

Finding off market deals I think is key. I've found only a handful of deals on the MLS that makes sense from an investment point of view but then those opportunities have so much competition that they are bid up way past what's reasonable.

I've begun to research areas a little outside of what I'm really familiar to locate deals with upside. Any suggestions on things I should look out for when analyzing these other cities/neighborhoods?

@marco Delgado & @Johnny Hoang I'm an agent in the East Bay and I've been growing increasingly interested in Stockton as a place for investment opportunities as well. I'm actually more interested in flip opportunities as I have some folks here in Oakland looking for that kind of thing. I was planning to make a trip out there next week and take a look around for myself. Any suggestions on some zip codes to look into or to avoid?

Thanks John for the feedback all very helpful. I'm definitely interested in investing myself but at this time I lack the capital to do so. Additionally, the market in the SF Bay Area is prohibitively expensive. As a result I've been spending most of my time researching and networking. When you say make connections with local government offices, what do you mean exactly? Which local government offices do you suggest to focus on?

Hello BP community, As a real estate agent I'm still relatively new, decided to get my license about 2 years ago. After obtaining my license and choosing a brokerage I aligned myself with some of the top agents and found that some of the most successful ones were the agents who worked well with investors. While I've learned a lot from the agents there is always a high level of competition and thus certain "trade secrets" have been kept from me. As a result, I thought the group of investors and agents here could shed some light on the subject. Almost everything I read says you need to find a good investor friendly real estate agent and that they are hard to find. I'd like to be the best investor friendly agent I can be, but what does that mean? Obviously agents with lots of experience and knowledge of the area but what are the other qualities of a good real estate agent for investors?
