@David Hutson  thank you for the advice. I have found a couple duplex properties in the areas you listed. 

The couple properties I have seen in good neighborhoods outside of downtown are between $335,000 and $350,000. With only putting 3% down, the total monthly expenses seem to range from $2,155 to $2220 depending on the interest rate. And the units rent for approx $1025 and $1075. Which those numbers already would create a negative cash flow. 

I am curious what advice anyone has on if these properties should be passed up or if I should just eat the negative cash flow for the time being until I can re finance or sell as the Sacramento area is rising.

Hi all,

I am currently looking around the Sacramento area for a duplex or triplex to invest in. I am hoping to move into one of the units and potentially create some cash flow. I would really love some suggestions on different neighborhoods throughout the Sacramento area that would be better suited for multifamily investing or tips from anyone familiar with this area!

Thank you for welcoming me! I am glad that you mentioned other additions to the downtown Sacramento area more than just the ESC. I have a few close friends who are a part of the new Warehouse Artist Lofts and I think its great!

In order to be successful with the new arena, I think it is crucial to build up the areas surrounding the downtown plaza space. Which is exactly what I sense is happening!

It is a great time to be a part of this community and I am glad to know there are fellow BP members near me! :)

Hi, my name is Taylor and I currently live in the downtown Sacramento area. I am in my early twenties and manage at a well-known fine dining steakhouse.

Throughout my life, I have never been close to anyone who was truly interested in real estate (and definitely no one who knew what they were doing).

In the beginning of 2014 when I was constantly searching for a place to move downtown, I realized that I was pretty headstrong when it came to finding a great place all around. Day in and day out, I was online looking for the perfect place I could potentially live.

Extremely early one morning, a beautiful two story, two bedroom, two bathroom apartment in a perfect location, popped up on a local development agencies website and I jumped all over it. I found myself on several phone calls with the agency, doing whatever it took to keep the place from staying on the market. Long story short, I ended up renting this apartment "site-unseen" which was quite nerve raking, but I loved it!

Until recently, investing in real estate has not been something that has caught my attention. Yet when I began discussing the possibilities with my significant other, my mind began to wonder.

Within real estate, I want to create passive income that can support my goals of traveling the world to make a difference in the lives of the people around me.

What I am most interested in are single family homes and duplex homes near the heart of Sacramento to purchase and use as rental properties.

I would love to connect as well as receive guidance from anyone local to my area or anyone who can help a fellow like-minded person get started!
