@Daniel Mills I've been eyeing Waco as well since I live in Austin and continue to lose deals to 12 other offers. I like Waco because the prices seem reasonable compared to my city, plus I strongly believe that anything along the IH-35 corridor that bridges the gap between major metros (so Waco/Temple between Dallas and Austin and San Marcos all the way down to San Antonio) will inevitably grow. I also personally like college towns! Baylor is strong and will continue to be a big player with both their undergrad university and law school, so I do think it can be a good market. I haven't bought anything there yet, just browsing and researching still but my interest has peaked for that area.

Hi Stephanie! Sent you a colleague request as I too am in Austin! I happen to be in this exact same position as you. I own an SFR in Cedar Park and my own residence in River Place (big and expensive which isn't great but I'm pregnant with my third child and it's an awesome neighborhood for the kids!). I travel for work to San Antonio very often and have been looking at places there to purchase for a while now. I'm also looking in Marble Falls but haven't seen much available. I too have about $150-$200k I'm wanting to invest in RE by year-end and I'm leaning towards a small apartment complex. I'm also in escrow right now on an all-cash purchase of a SFR in Odessa I'm going to BRRR. Good luck!

Hi BP! I'm looking for a Realtor or Broker referral in the Dallas Ft Worth area that specializes in working with investors. I live in Austin and am looking to expand my investments into the Dallas area and need a professional to help me do that. If you have any feedback on people or firms you have used or connections you can refer, I would appreciate it!

@Oren K. Thank you so much! That makes a lot of sense. I was worried I might be waiving my rights to the commission if I signed the NDA that stated I wasn't entitled to it, but when it comes down to it, the only agreement that really matters is the purchase agreement. Thanks again!

I am a Broker in Texas and when I purchase residential or small multifamily (1-4) homes for myself, I write in the contract that I receive the 3% listed buyer's agent commission (in one form or another). I'm about to make an offer on my first larger multifamily (20 unit apartment complex) and the non-disclosure I was asked to sign in order to view the financials has a bullet point that says I'm "acting as an Investor only and therefore am not entitled to commission." Is this normal?? Do you usually try and take or ask for the broker commission when you are both the buyer/investor and the broker? Second question: I'm used to making an offer on the TREC or TAR forms when offering for SFR or small multifamily, what do I use to make an offer for an apartment complex? Does the LOI act as the offer or is that just the general intent letter with offer price and terms and then the sellers realtor will provide the contract? Thanks for your help!

Hello! I am an investor in Austin looking to buy a multifamily property in San Antonio. I go there for work multiple times per month but am very unfamiliar with the real estate values and best places to purchase. I need a local expert that can help find and send me properties. I personally think Kyle and Buda are good places to look as well @Preston Rhone and have looked there personally for buy and holds but not purchased anything (they have come up in price pretty substantially since I was looking about a year ago) but still cheap compared to Austin. 

@Jeremy VanDelinder I too look North primarily; Cedar Park mostly but have started looking in PF/RR because I live in NW Hills in Austin. CP has done well for me as that is currently where my investment property is (but those home prices are going up up up as well so it's getting harder to find something that meets the 1% rule).

Thank you @Guy Gimenez that's great advice! I was worried that the homes I'm looking at have margins that are too small ($20k-$35k best case priced at avg comps) but that makes sense about Austin being so competitive/saturated that that's probably the best I'm going to find at the stage I'm in now and with little experience and connections. I also figured that my first time is mostly for the learning experience and knowledge, so if I make anything, I should be happy with that!
