Creating An Investment Firm

Hi Everyone,

Brief Bio:

  • Education: Finance MBA (Non-Ivy)
  • Occupation: Securitized Products Group Internal Auditor at a Big Firm. Mitigating risk within, CMBS & Tax Oriented Investments(Structured Housing,Direct Affordable Housing)
  • Finances: I recently made a good amount of money in the stock market 1/4 Million

Question: I come to the pros to ask: How do you all recommend I go about creating a Commercial Real Estate Investment Firm?

Considerations: Real Estate Cycle, Would like to begin in Central Florida.

Awesome that you are getting started at such an early age. My biggest and only recommendation to begin is submerge yourself in information/knowledge/wisdom of the industry. The Bigger Pockets podcasts are phenomenal for providing a solid foundation. Also, consider reading, a LOT. I posted within the forum asking the BP Community to rate my knowledge base. I think that would be a great place to start if you're looking for book recommendations

@Justin Earley
I have not had the opportunity to actuate the strategy although the mutual understanding between my spouse and i regarding our goals has created the want to sacrifice today's living situation for a better living situation tomorrow. Furthermore, conveying your goals to your spouse,accompanied with a plan that acknowledges the potential risks while presenting ways to mitigate them makes the conversation a lot easier. Lastly, at the moment we are focused on Long Distance investing as our Locale(NY) doesn't present the entry price that we are looking for.

Hi Justin,

If I was in your shoes, I would consider turning your current property into a rental unit and using the equity in the home to purchase a multi-family through, FHA or Freddie Mac's Homepossible mortgage to only put down 3%-5%. And then using the House Hacking Method in which you would live in 1 unit and rent out the rest.

Hope this helps!
