I also would like to know if you guys ever met, and if so, how did it go. Are there any plans for any future meetings? I would be interested in attending.

Are you a seller who is looking to get a short sale approved by the lender or are you a prospective buyer looking to purchase a short sale property? If you are looking to purchase a property I may be able to help you.

Hello @David Smith I am an agent who happens to live (and own) in Jersey City and works out of Union. I'd be more than willing to answer any questions that you have and help you locate a property. Feel free to send me a message with more specifics when you get a chance. I look forward to hearing from you!

@Arthur Goldstein first of all, welcome to BP.

I agree with a lot of what @John Errico stated. He was pretty spot on. I live in Jersey City and think that the public transportation is a bit more accessible here than in Union City. The area is definitely more expensive and the prices are climbing. There are still gems in the city.

If you would like to know more about the area I would suggest sitting in on a planning board meeting in Jersey City to find out the next areas that are going to be developed.

Welcome @Rayelle Garrick

Houston is a great market to invest in (I know because I have a multi-family there). There are still a lot of gems in the third ward near TSU and U of H. People have been grabbing them up since they put in the new rail system by the schools.

If you have any questions let me know. I might also be looking for a new property manager soon. lol.

Thank you @Steven Primiano! P.C. Richards & Sons is very close to my home. I went in yesterday and they do have great deals. There was even a bundle of stainless steel Samsung appliances for about $2,600 (fridge, stove/oven, dishwasher, & a mountable microwave).

Bought it for $75,000

Repairs were about $70,000

Carrying costs about $5,700

Financing costs about $7,000

Selling costs about $8,000

Commission saved -$2,200 (since I am an agent and got paid a commission when buying)

Seller paid closing costs $2,000

Selling price $220,000

Profit about $50,000

Am I allowed to post before and after videos?

If you don't mind me asking, if you had the property for nearly 2 yrs what did you do to keep the holding costs so low?

I'm an agent in NJ as well, and Brett is correct in his response above.

Just to add... Sometimes the listing/seller's agent is annoyed because the buyer's agent usually had access to the actual MLS (where there is more detailed information about the property & whether it's available, etc.). Therefore the buyer's agent can answer most questions just by logging on the MLS and reading the updated listing.

Nonetheless, this does not excuse the poor/unprofessional response from the seller's agent.
