Has anyone rented out to a traveling nurse before? I usually collect the security deposit plus first months rent at signing of the lease but she is saying her company will only pay the deposit now and half the months rent until a couple days before moving in since it’s in the middle of the month. She’s not moving in till a whole month from now.

I have a house I put up for rent for 1700 with a one year lease requirement. I got a traveling nurse asking if I can do a month to month lease because that’s what the government requires her to get but she plans on staying a year. How much more is reasonable to charge for a month to month lease?

The seller agreed to pay the closing cost for a house I am buying. My lender is asking for me to pay $900 for the appraisal. I had only planned to pay the 5% down payment on the house. I was expecting the seller to pay all closing cost and I thought that included the appraisal. Does the buyer always pay for the appraisal or the person who agreed to pay the closing cost?

As everyone knows a residential loan is a lot cheaper than a investment loan. Does anyone get a residential loan and live in the house for a year and then rent it out after that. Is it possible to do this every year? Has anyone tried this and did it work for you?

@Jim Goebel it's for a investment property.

I applied for a conventional loan and got approved for 5.5% interest rate. It seems kinda high for having excellent credit. What do you all think?
