Hello hello! 

I think this is a pretty straight forward question:

I’m looking to buy a condo in a managed building in New Jersey, which is currently occupied by a tenant whose lease expires in April.

-Must they remain in the property until their lease expires?
-Can I pay them to move out? If so, what determines that cost?
-If they stay in the apartment in April and pay rent to me, technically they are breaking their lease- would I owe the current landlord any fees associated with breaking the lease?

@Chris Toedter- I'm in North/Central Jersey too and am faced with the same issues. Before I can even go look at a property it already has 4+ offers on it. Very hard to compete as a newbie over here. 

I'm looking at commuter hubs just south of you- Elizabeth, Linden, Rahway, Union, Roselle Park.

I really appreciate everyone's input on this topic.

@Jason Timmerman- any issues buying wholesale with an FHA/conventional?

Anyone out there know if there is a female equivalent to GoBundance? 

Have any women out there joined? Do you have to be a guy?

I'd be interested in meeting like-minded women who are one their way to $1M net worth and have as much fun as these guys seem to have..

Hi @Natalie Schanne,

You've given me a lot to think about and I've certainly given it plenty of consideration over the weekend.

Part of looking into South Jersey was the taxes, and the other part was price. I just wasn't finding anything in my price range around here (< 290k, looking for 1-2 months) and so I thought that what I was searching for was unattainable.

What you mentioned about your in-laws shook me up a bit.

I also thought long and hard about the reality of being a first-time landlord and living an hour away from the property. I've heard many people (like Brandon Turner!) say that tenants tend not to take care of the property as much as they would if they know they landlord is present. At a company retreat I attended just a week ago, our CEO was speaking about ownership and the entrepreneurial spirit and he shared the quote, "the best fertilizer for a vineyard is the owner's footsteps."

So this weekend I went back on Trulia and looked in my vicinity.. and I was in shock when I saw how many new properties were on the market in a matter of a few weeks.

If it weren't for your post I would have given up searching around here. And newbie lesson learned— listings come and go fast!

PS- I have 2 viewings scheduled for late this week; one in Linden (2 units) and one in Bloomfield on the Montclair border (3 units).
