My business partner and I are getting ready to sign a purchase agreement on our first deal. We plan to rehab the property and resell within 4-6 months. The seller has agreed to subject to financing on her current mortgage and owner financing the remainder, after a down payment. I have been reading about contract for deeds and I know that we would not receive the deed until the loan balance is paid in full. Is this something that could be done at the closing table with our end sellers and our current seller? I know that if we do a contract for deed, it would keep the subject to loan from being due-upon sale. I’m just unsure of the logistics with paying off the contract for deed before reselling, if this is even possible. Thanks in advance!

I am wanting to start a direct mail campaign targeting delinquent property tax payers with low LTV's and am wondering if anyone has successfully built their own list from a basic delinquent tax roll from the county assessor's office? How informative are they, as in: can you see the last purchase date, price, how delinquent the homeowner is, etc?

I guess, I'm hesitant to spend the money on it if I'm going to need to turn around and buy my leads from a company that has more targeted leads.

Any help would be greatly appreciated!

Thank you all for your replies. I wound up contacting a GC and got a rough estimate of $33,000 for the addition, including the permits, but not architectural plans.

I am looking at a possible property to purchase and adding about 400-500 sf of extra living space (den/family room) would really increase the comps for this particular home. I am trying to figure out a ballpark number for adding on an extension. Does anyone have a good tool for evaluating this? Or a good cost/sf to use as a basis? I am located in Northern California and the house is in a rural area in El Dorado county. Thanks in advance. I look forward to hearing everyone's  thoughts on this :-)
