Hi All, We're considering our first private loan and have calculated our costs based on an initial conversation with the investor. Our question is, from initial agreement through closing, what costs may we incur outside of management fee and interest that are part of the terms? Ex. Attorney? Appreciate your insights.

Chicago has 5+ different ones that I been to in person, but has ZOOM virtually at 6pm on Sundays https://ccia-info.com/upcoming-events and have found investor partners even from virtual attendance "haves and wants". Hi All, We plan to present the binder method to our inherited duplex tenants. Each unit currently pays the same amount ($1350). Question is if we have a conversation with each tenant about what they feel is a fair rent and one says $1375 and the other says $1400, and $1400 is our target - should we accept separate rent amounts? We do want to offer flexibility, our goal is to keep the tenants so if increasing only $25 a month the first year keeps them we are open to it. I believe they likely will talk, they share a back deck and am concerned the different rates may negatively impact the relationship if that scenario played out. Thanks in advance for any advice!

Champaign seems like a great early investor market so far. Decent amount of homes for sale in spring and summer, especially for those that are looking for single family under 350k. Majority of the population is here for U of I and the hospital, Carle.

Hi BP Fam! My husband and I like many here, are so thankful for this community as we navigate our real estate journey. We are actively investing in the Champaign market, selling an inheritance property in Central Florida and trying to figure out what to do with our long term lease in Phoenix, AZ that is currently costing us a few $100 vs. cash flowing :) Excited to meet others, would love to know of any in person meet ups in southern/central Illinois. happy to be here!

Hi All! My husband and I had an offer accepted on our first duplex. They are currently occupied with tenants until March 2025 and we are in due diligence reviewing the leases. For the security deposits - since we will take over is the seller required to transfer those funds to us? If we notice something that isn't in the lease that we feel is important, can we add an addendum or if we agree to "as is" is that also the lease or just the property? If we want to make upgrades to the units while our tenants are in there and negotiate an increase in rent when the lease terminates - suggestions on an appropriate way to do that? Any advice or tips on taking over a lease would be greatly appreciated - specifically around questions to ask before close, mistakes, and best practices. Thank you!!
