@Tashanique Jones I’m an investor friendly broker here in Austin and happy to share updates on the market. Feel free to reach out. Nashville and Austin are both strong long-term markets.

One thing to remember when you are getting into RE investing is to have your team of people or as Brandon Turner from the Bigger Pockets Podcast calls it your CORE 4
1. Your contractor
2. Your deal finder (agent/wholesaler)
3. Your property manager
4. Your Lender
My suggestion to find #2 & #4 would be to go to the top of this page and click on FIND AN AGENT & FIND A LENDER. There you will be asked your criteria and then after answering a few questions you will be matched with 3-5 agents or loan officers in your area. My suggestion would be to select someone with the most forum posts or most reviews. That way you know they are active in the BP community!
Best of luck to you!!
In my search I actually have found a lender and an investor friendly agent, I am in search of a wholesaler and not sure where to look. Wanting to weigh my options between some listed and off market properties.
I would love to connect with you! and thank you!

Hello All!
I currently live in Austin, TX in a home that I’ll be renting out in the next month or two when I relocate to Nashville for work. I am wanting to expand my portfolio and buy a multifamily rental here in Austin, Nashville or any other market that makes sense to grow with. Any tips, help or suggestions would be amazing.
As a side note: my family owns my childhood home that sits on a lot that is zoned for multiple homes. I planned to develop another home in the back half but a contractor inquired about renting the lot for their construction trailer so I’m pausing my development.
Speak with a lender, see what is possible. Understand you will need to put 20-25% down on a multi-family.
Thank you Jay, i actually got preapproval today!

investor friendly realtor. only work with license & bond contractors, since you’ll be out of state. whoever you get to be ur eyes on any project, make sure you trust them. definitely use that lot for more $$$ either build another rental or let the contractor rent it till you have a SOLID plan. double check laws & zoning!
Great advice, i will keep all of that in mind!

Hi Tashanique,
Welcome to the BiggerPockets community! It's fantastic that you've been soaking up knowledge since graduating college. Analysis paralysis is super common, but the fact that you're ready to take action is a big step forward!
### Relocating to Nashville
Nashville is a vibrant market with plenty of opportunities. I’m currently working on 5 flips in and around Nashville, and I’ve found it to be a great place for growing a real estate portfolio. The market is dynamic, and there’s always something new popping up. Plus, you’re going to love the beautiful scenery Tennessee has to offer!
### Taking the Leap
Since you’ve already gained so much knowledge, now’s the time to put it into practice. Here are a few tips to get started:
- **Start Small**: If the thought of a big project is overwhelming, start with a smaller property or a single-family home. It’ll give you a taste of the process without feeling too daunting.
- **Network**: Connect with local real estate investors in Nashville. Networking can provide support, advice, and potential partnerships.
- **Set Clear Goals**: Define what you want to achieve with your real estate investments. Clear goals will help guide your decisions and keep you focused.
### Empowering Women in Real Estate
As women, we have a unique perspective and a lot of strengths to bring to the real estate world. Don’t be afraid to lean on the community for support and inspiration. Together, we can achieve amazing things!
### Final Thought
You’ve got the knowledge and the drive – now it’s just about taking that first step. Dive in, and don’t be afraid to make mistakes. Each step forward, no matter how small, brings you closer to your goals.
You’ve got this, and I’m cheering you on all the way!
Best,
Julie Muse
