Purchased a new duplex in New Brighton, MN. Need a professional cleaning staff to do some stuff . Google does suggest some good options. But I want recommendations from my Biggerpocket family as well.

 I would for sure, I'm trying to make calls everywhere you can also go ahead use the same suggestions. I think that is the general "rule" right now of 25% I hope to get one which can agree with 20% but it would require some digging around.

Are you wanting to get to 20% because you feel the deal will be better or you are short of cash?   (I had a sense of panic from your note.)   If having to put another 5% down puts you in the cash danger zone, you may want to rethink this.  How will you handle emergency repairs such as the furnace dying in January?   That is not an optional repair.   Make sure you have enough cash to survive several bumps in the road.  Otherwise, a string of bad luck will destroy you. 

 Yes I'm a little short of cash as of right now, I dont have any issues down the road. I have some funds which will be available soon but for the time being I cant afford to pay that extra 5%. And yes I also talked to a few mortgage brokers and they all saying 25%

I recently got my offer accepted for a duplex but a lot of banks are asking for 25% down and I always thought 20% is the go-to way to get things done. I really need some asap replies to pinpoint some banks which still offer 20% down in Minnesota. It would not owner-occupied but is an investment property.

Hey Everyone, 

Pretty new to real estate field and been searching for a duplex as an investment property for a year almost, had two deals getting cancelled at later stages. So just shifting my interest towards Townhomes specially near the Plymouth or Blaine area and rent them out. 

Need opinions or suggestions. I have no issue with HOA , but I need all the valuable suggestions as to where to start , what to keep in mind. Is it a good time to invest in them etc.
