Hi,

Can anyone share details on this law - Matthew Palumbo of Stonehill Law that basically lays claim from previous owners on a property wherein the title wasn't recorded properly in the past ? How can one guard against this while purchasing a property ? Is it peculiar to Massachusetts only ?

I didn't know about the Matthew Palumbo of Stonehill Law - what is it ? How soon would a property be HELOC eligible if I'm buying it cash ?

Thanks for your input. I will heed your & @Maureen F. 's advice & get the title insurance. What is the thing about past interest in the property ? Is it something peculiar to MA ?

I would appreciate your advice on your experience as a landlord if you'd be kind enough to share with me - also what is MGL ?

I am in the process of closing my first 2 family in the Greater Boston area. What are the essential steps/procedures to comply with before closing ? Also, what are the necessary permits, if any I must obtain to rent ? Insurance ? I am closing all cash so I presume title insurance may not be necessary ? How soon would I be eligible for HELOC - I intend to stay in one of the units ?

I see the analysis with assumed projections on the Bigger Pockets calculator (pro forma ??) However there are no rent rolls or income/expenses.
