Thank you for responding. What contract do you usually use to submit a offer. and also I have seen the house and its abandoned. how would I get ahold of the person? I have a real estate license and have access to the MLS but I don't see how I can contact this person.

I want to see if anyone has a process when they find a property that they like. I want to know how I should submit my offer and if I should use a hand written offer or do I need to send them a form saying my offer. what happens if they agree to the offer ? basically just asking how to submit a offer on a house I want and do I need contacts to do this ?

I do eventually want to invest my own money but I was talking about starting out. I have investors who have the money I just need to find the deal and understand why its a good deal and why not.

Keep in mind that a paycheck to paycheck life style is by choice not circumstance

I love all the feed back and thank you very much. I have two investors willing to help me with the investing part and I have found tow properties that are abandoned. I have someone willing to lend me the money for the deal I just want to know how I can get this deal done. I am not worried about failing and set backs I just need to understand how to get starting and maybe even how to write and offer up. I love the honest feed back.

I found a property and I think I found a great property to wholesale. How do I make a offer on this property. Is there a contract I need to send or do I need to just basically flat out ask the owner if I can buy the property for a price ? Please help !

Will a Bank help me fund my first deal without any money ? Is there way to close a deal with $500? Can I just double close and pay from my commission and leave with 5,000$ profit for assigning a contract .?
