Not sure how involved you want to be in the rental process. But you can rent by room. In IB a room rental is probably 1300-1500 per room. Plenty of military will rent at that on a 1 year lease. Charge electric, internet and water as a 200 plus per room and you have a little more breathing room. It involves a little more hands on. You would need to furnash the common spaces with Salvation Army stuff. But it may let you survive the downturn in prices for the next year or so, when it will level out a bit. IB is currently a declining market with a 2-5% reduction in sales prices over the last 3-5 months.

As people have said "Do the math and decide". Forget the emotion it is a business decision and you should approach it as such.

You may want to try ALBA Construction or All Phase Drywall. I have had good experience with booth and they are local to IB.

Hutchins realty- (619) 423-6262 on palm.

Spirit Realty (619) 423-6001 at palm and seacoast.

Rented from Angela and found her fair as a manager. Sold a house and Bought a house with Spirit realty. Hutchins Bruadaway realty Did a short sale with them years ago and very honest. Saved me a couple grand and took a hit on her side of the deal.
There are a couple of others. Leadingham is not one I would go with.

So actually not the 4% increase for profit, but a way to have her and her dog move out, but not actually tell her "you go now". Which could also be why you like the M T M rental agreement. It gives you the flexibility to tell her to go without actually telling her to go. 

I understand she does not have a well trained animal and with children on the property,anybodies but yours especially, you want the dog gone. Dogs reflect the requirements of their owners, so she has not trained a member of her family!~ Now she must suffer the actions of that untraining she neglected or refused to do. A 4% increase gives both of you a way to save face and allow her to leave and you to give her a rental recommendation based on you raised the rent and she left. Never had a problem with her before that!

 As a regular practice for tenants that do not have any issues, this would be a shady way to raise the rents before a 1 year anniversary of renting. Certainly legal with your rental agreement, but not a landlording prectice I would want my name associated with!

On Animals, I own 2 large dogs and heaven help you if you tried to enter my house at any time I was not there.  But if I am home, they will follow you around looking for treats and pets! Good training and knowing their boundaries!

Loved "the move in fee converts to a damage deposit after 12 months" fix above. So stealing that!

There are 3 stories going on here and yours is the only one you can trust!

My thought is the PM told the "Potential Renter" that he/she needed to have X amount of insurance before he would rent to him. PM looking to not rent to him, so choose what he thought was a way to eliminate him by creating a financial barrier. Renter went out and purchased policy, brought it back and dropped it on PM desk-OOPS! Renter now is understandable a little ticked off that he has money into a policy that is actually useless to him, but followed the directions of the PM! 

But as many people have said something is not right about the "Facts".  FIRST and foremost CYOA!

Just talking to a person that is listing her house in IB. The property is zoned for a duplex at R2. I used to own the duplex next door. The listing price is going to be between 525-550. Access to the back yard for an addition would be via the RV pad on the side of the house.

The house address is 1096 Grove ave, IB, ca 91932. It is not currently listed as the are waiting for the tenants to leave, so they can get in and clean up.

The zoning map for IB is also available online. Like Fabio said a lot of the city is zoned R2.

Recently had a flood in my house and was forced to move to a hotel for repairs. The hotel I staid at was dirty and neglected. However it was directly across the street from the beach and a city park between the beach and the hotel. So the view of the beach would never be blocked by another building. Long story short, Owner wanted to sell but owed for to much money, but the deal was workable. Just at a loss! Really liked the hotel, hated the deal, had to walk! I am still mad I could not make it work, Happy I said no!

Marcia,

Thanks for the responce. Goal would be a buy and hoid as a hotel, but if I cannot get financing, to flip. The location is great and will probably increase in the next two years. 

Forgot about the due diligence costs. Thanks for the reminder.
