i am mainly looking at Buy and Hold properties but because of the expectation of an increase in foreclosures in our area due to the oilfield layoffs, i"m also looking at flips.

thanks so much for the advice. i understand that the 401k investments will be solely for retirement. I will be using separate funds for passive income properties. i don't think i was very clear with that in my previous post. I was told that a mortgage wasn't allowed so I am limited to a property within my fund amount so I will definitely ask more questions from my CPA about that before going ahead. i appreciate your feedback. i have not been happy with the returns on mutual funds so wanted the option of real estate as a retirement fund. Because of the large amount out of pocket to start with the 401k, i feel that the ROI is not great the first few years but with property value appreciation and rental income, it is a steady way to increase retirement funds without volatility of the market. Aside from the retirement fund, i am planning on purchasing properties for rental income too and have set up a separate LLC for this. My 401k is tied to an S-Corp that my husband and I own.

I am new to bigger pockets and new to real estate investing. I have opened s Solo 401k and plan on buying my first property with it. With a solo 401k, no mortgages are allowed so it will be a cash purchase. I feel like this goes against the no or low money down concept and increases risk but the thought is that all rental income is reinvested in 401k. My plan is to purchase a new property every 3 years with this and to grow a retirement portfolio. I also plan on purchasing property not as retirement for passive income now. Any thoughts, ideas, pros and cons of this vehicle are greatly appreciated.
