Thank you for the review.  My error with the taxes, I believe it is that much now as a senior citizen discount.  If I am renovating 100% of the house do I figure in that month for monthly upkeep?

Thank you. I will be putting down 20% total loan and they will fund the purchase price of $67K and construction budget of $50K. 12% interest, 6 month term, 2pt fees, separate construction fee. Probably sounds steep but I'm a newbie and this is my first venture with a HML. I decided on 2 week inspection period. I was just hoping I wouldn't scare them away with that request. I would hope that is a standard clause with distressed property cash buy investments.

Happy Day! I was hoping to get some advice on submitting an offer on a distressed home needing a full rehab using a HML. I walked through the property but did not get an inspection of the foundation, well, septic etc. When submitting the offer should I request time for these inspections? This offer is basically for the lot as the house needs everything from top to bottom but appears to be structurally intact......just old and neglected. Thank you for your time in advance.
