What are some creative financing ideas based on the following.. An owner has a small residential multifamily they want to sell for 400k I want to pay 300k. They have a small mortgage balance and the reason he gave for selling is to get a lump sum of money for traveling. I realize there aren't many details but what are some ideas including assuming the mortgage, seller carry, etc.. please state how you would approach the owner and how you would structure this thanks

Other than than LoopNet, Zillow, Crexi, Realty Exchange,MLS ,and the other mainstream websites what are the best websites that can be used to search for small multifamily properties 5-30 units ? This can be nationwide or in the St. Louis or Atlanta market. Preferable off market deals also I found a few local that had 1 or 2 off market so I know they are definitely out there I am just looking for a new place to start searching.

@Jaysen Medhurst yes, but why ? Are there regulations against this ? I do see that you said they don't exist, but also noticed you said "many" but did not say all. So far the only thing I found about owner occupied commercial is that 51% of the building should be occupied by the owner, however, I think they are refering to office space or somthing similar such as retail etc

Hi, I am having a difficult time finding 5-50 unit small apartment owner occupied loans are there regulations against this or am I just not typing the correct terms to search for a lender that offers this ?

@Matthew Baltzell  and @Omar Khan Thank you again for your feedback based on your experience. The cliche saying  "It's all about who you know" does have some validity to it so the sound advice of reaching out to people in my network cannot be denied. I do have experience with both flips and rentals for multi-family and single family so that should definitely be a plus going forward for my business partner and I as we take our business to the next level of investing. I really do appreciate the honesty as far as how tough it can be with no prior relationships. This does help put a realistic perspective into the course of action needed to achieve our goals.

@Account Closed I am a fan of the TED-Talk style tutorials also and have watched quite a few myself. I have never heard of The Real-Estate Crowd Funding Review and Yield Talk so I will definitely take a look at these two sites as well. It is great to have a perspective from an investor and the initial thought process of reducing your risks. I completely understand the knowledge junkie side and FAQ's because you always want to be as informed as possible when making any important financial decisions so that is very reasonable and makes sense.
